In Vincennes, 24 homes bridging past and present, designed by Prinvault Architectes — In Vincennes (Greater Paris), for LogiRep (Polylogis Group) as the client, Prinvault Architectes (François Prinvault) delivered in 2025 a development comprising 24 social housing units and a retail space, aligned along two streets. Floor area: 1,140 m² (Sdp). Construction cost: €3.64M excl. VAT.
This development (18 one-bedroom units, 6 three-bedroom units, and 1 retail space) responds to the City's aim of continuing to expand its supply of social housing, which increased from 5% in 2002 to 12% in 2025. The project is set within a dense early 20thcentury urban fabric combining recessed single-family houses and G+5 buildings constructed along the street line.
The main challenge of the project was to ensure alignment with Diderot and Jarry streets in order to strengthen urban continuity, while maintaining a built depth compatible with the creation of high-quality housing.
The response takes the form of an organisation in two parts linked by a central footbridge and staircase, a solution that allows a play between interior and exterior architectural expressions.
On the street side, the brick facades—with their "gear-tooth" patterns alternating diagonal headers and straight stretchers—draw inspiration from Vincennes' architectural heritage and integrate the buildings harmoniously into the local context.
In contrast, the bright interior spaces are treated in a contemporary manner with stained patterned concrete and metal screens.
