The development is located in Villa de Vallecas, within APE 18.05 La Rosilla. It has a maximum buildable area of 6,500 m² for residential use.
The maximum building depth is 12 meters, and the regulations allow for a maximum height of ground floor + 7 (VIII) on the western end of the plot, and ground floor + 4 (V) on the eastern side. The project fully optimizes these conditions.
The design adopts a simple, orthogonal block configuration with a clear focus on rationality, ease of construction, and cost efficiency.
As required by the regulations, the project consists of two distinct volumes: a tower on the west side with ground floor + 7, and a longitudinal block on the east side with ground floor + 4.
These are arranged in a "T" shape and connected at the ground level. The building has been designed based on several key principles.
First, it ensures cross ventilation for all apartments, which is mandatory for 3-bedroom and 4-bedroom units according to the NRP of the EMVS, and strongly recommended for 2-bedroom units.
In the longitudinal block, all apartments have two opposing façades, allowing for direct cross ventilation, while in the tower, two perpendicular façades enable 90º cross ventilation.
Second, the project avoids the use of interior courtyards. Instead, all ventilation and lighting are drawn directly from the exterior.
Likewise, central gallery layouts with apartments on both sides have been discarded, as they would require excessive common area space.
As an alternative, all units are dual-aspect, and each circulation core serves only two apartments per floor, ensuring efficiency and spatial quality.
