Dujardin Mews is the first council-led social housing delivered by the London Borough of Enfield in 40 years. Designed by Karakusevic Carson Architects in collaboration with Maccreanor Lavington, it forms the first phase of the wider regeneration of Ponders End and replacement homes for the neighbouring Alma Estate.

The brief was clear: to maximise the site while respecting local townscape and deliver high quality, exemplar housing for Enfield and the local community alike.

The project transforms a remediated brownfield site next to the recently completed Oasis Academy School and previously occupied by Gasworks, into a new dual sided streetscape with public landscaping, a children’s play area and a new pedestrian route.

The 38 unit development is a mix of 1, 2, 3 and 4 bedroom dual aspect homes with generous amenity spaces, including terraces, courtyards, in-plot parking, balconies and spacious back gardens. Elevations designed to give rhythm and poise create a domestic, intimate character, drawing inspiration from the typical London street.

The use of high-quality, varied brickwork combined with fine metalwork ensures that the new homes will age gracefully whilst complementing the surrounding housing and London vernacular. Dujardin Mews is designed to achieve CfSH Level 4 while four units achieve Level 5.

A combination of enhanced building fabric, low permeability rates, renewable energy generation through PVs, high ceilings and the use of monitoring equipment all lead to a reduction in consumption.

The new development works to maximise a constrained site, establishing permeability and creating new public spaces and a variety of prototype house designs.

Full brick window reveals create depth and articulation to the façade. Courtyard units with living spaces surround open courtyards, providing light and natural ventilation deep within the plan.

Spacious, naturally-lit homes, robust brickwork detailing and residents’ choice on final internal finishes all contribute to creating an empowered new community and streetscape for the borough.
