The exposed location of the building site in the district of St. Gertrud not far from the historic Old Town of Lübeck offers an excellent residential area.

In close proximity to Drägerpark, not far from the Wakenitz River and embedded in mature green, the site offers ideal conditions for high-quality housing. The draft interprets the surrounding buildings in its cubature, emphasizing its individual identity.

An inclined roof with a gable end to the neighbour on Hövelnstrasse, a partition between base-/ground floor and the upper two floors as well as the high quality look underline the building's villa-like appearance.

Due to its cubic shape and roof design the building maintains the necessary clearance areas. The 2-storey building with gable roof complies with the required distance of a half of it´s height on a length of 16 meters.

The gables are inclined 45 ° to the street side and 20 ° to the garden (A total of less than 70 °, therefore, no clearance areas are necessary).

The building sits 3 meters back from the border towards the rear building line of it´s neighbours, and therefore maintains a distance space of 1x its height.

Green spaces wrap around the house. The ground floor "merges" with the base by using a homogeneous brick texture. The private garden area is clearly defined, semi-public areas such as the entrance to the building and the garden in the northern part of the site invite you to linger.

The parking garage - a structural component of the base and thus integrated in the design - is accessed via a parking lift.

The first floor and attic are set up as a light timber construction on the solid base and thus support the aspect of sustainability. A possible replacement of parts of the building and their subsequent reuse was considered an option right from the start of the project (cradle to cradle).

Light-filled apartments with stunning views of the surroundings, spacious external bathrooms, combinable kitchen- and living-areas, adequate parking, utility rooms and a flexible floor plan offer future residents a high quality of living. Each level is one flat.

The building is completely committed to the promise of sustainability. Great care is taken to achieve minimum energy consumption for maximum comfort. This requires a coherent view of the interplay between building, technology and location. With optimized use of daylight, a controlled ventilation and application of mature technologies, environmental emissions and costs are reduced.
