Located in a residential neighborhood composed by large single family houses in the city of Tijuana, we did an exercise of densification.Inserting a multifamily project that contains four units on a site intended for one single family home.
The challenge was how to achieve this, without breaking the scale of the context, something that would blend in based on size, but break with the existing typologies of the surrounding sites.
The property, rectangular in shape with a narrow front and of great depth, distributes 4 units in a linear manner, on two reticular structures.
The first level, in which the pedestrian and vehicular access is located, needed to be as free as possible for the circulation of cars, for which we designed the vertical circulation cores as two large structural elements, to which the beams of concrete that receive the weight of the entire building.
The first level of each unit, the public part of the program, an open plan that contains living room, dining room and bedroom ends in a terrace that flies over the parking lot; the second level, the private part of the program, has the possibility of two or three rooms.
The third level contains a small multipurpose room, with the rest of the fifth facade being free for a terrace with a panoramic view of the city.
